McGuinness: Dungarvan affordable housing delay shows failure of Government delivery — urgent need for clarity and action

The Department of Housing has confirmed that the proposed mixed-tenure housing development at Fairlane in Dungarvan will not be delivered until 2028 — with no confirmed breakdown of housing types and key stages of the project still pending.

Sinn Féin TD for Waterford, Conor D. McGuinness, has sharply criticised the delay and lack of urgency from Government, warning that local families cannot afford to wait years for affordable and social homes.

“This is a development that was supposed to deliver homes for real people in urgent need — affordable purchase homes, cost rental units, and social housing. Yet more than a year after initial approval, there’s still no clarity on the tenure mix, and the next stage hasn’t even been submitted. It’s yet another example of the dysfunction in Government housing delivery.”

Deputy McGuinness said the projected 2028 completion date was unacceptable for families in Dungarvan and West Waterford who are being priced out of their communities.

“We need homes now — not in three or four years’ time. Families across west Waterford are in crisis. But this Government continues to put up bureaucratic and financial barriers that delay delivery and make it harder for councils to do their job.”

Despite this, Deputy McGuinness said he would continue working with both Waterford City and County Council and the Department to progress the project.

“There are real challenges — including under-resourcing, red tape, and lack of leadership from Government. But I will continue to engage with both the Council and the Department to push this project forward. Communities in Dungarvan can’t be left in limbo.”

He concluded:

“What’s needed is political will and a joined-up approach. Sinn Féin has set out clear plans to deliver affordable and social homes at scale. This Government is failing — but I’m determined to keep fighting for the housing our communities need.”
